What is building in Cranbourne, Berwick and Clyde North like?
Casey is Victoria’s most populous council area. New estates fill Clyde North, Clyde and Cranbourne East, while Berwick, Narre Warren and Hampton Park are established streets where an older home can make way for a new one. Most of the blocks we see here are estate lots with design guidelines attached.
Planning applications here go to the City of Casey (casey.vic.gov.au); the building permit comes from a registered building surveyor.

Building on a new estate lot in Casey?
- Building can only start once the lot has its title, so we plan the design and permits around the date.
- Most estates attach design guidelines to the land contract and approve the plans before the building permit.
- The soil test and survey set the slab design, and show any extra site costs before you sign.
- Fencing, driveway and front garden deadlines are often set by the estate after handover.

How do you start?
- Send us your lot plan, the estate’s design guidelines and the title date.
- We show you which of our designs fits the lot, or design one around it, and quote it.
- Once you sign, the design goes to the estate for approval and then for the building permit.
- We build through base, frame, lock-up, fixing and completion, and hand over the keys.
