What is building in Pakenham and Officer like?
Cardinia Shire sits at the eastern end of Melbourne’s south-east growth corridor. Pakenham and Officer are filling with new estates, while Beaconsfield, Cardinia and Nar Nar Goon have bigger blocks and more room to design around. If you have bought a lot here and are still choosing a builder, start with the five stages and the payment at each one.
Planning applications here go to Cardinia Shire (cardinia.vic.gov.au); the building permit comes from a registered building surveyor.
What can Oakview build in Pakenham and Officer?

- Custom homes on larger blocks around Beaconsfield and Nar Nar Goon.

Building on a new lot in Cardinia?
- Check the title date: the design can start while the land titles, and building starts once it has.
- Read the estate’s design guidelines early; they can set the facade, roof and fencing.
- Cardinia Shire’s planning scheme and any overlays are on your VicPlan property report.
- Soil and slope vary across the shire, so the soil test comes before the slab design.

Where else nearby do we build?
Closer in, we also build in Cranbourne, Berwick and Clyde North, where our nearest finished homes are. Our single-storey designs are drawn for estate lots like the ones going up around Pakenham and Officer, and a custom home suits the bigger blocks further out.
How do you start?
- Send us your lot plan, the estate’s design guidelines and the title date.
- We show you which of our designs fits the lot, or design one around it, and quote it.
- Once you sign, the design goes to the estate for approval and then for the building permit.
- We build through base, frame, lock-up, fixing and completion, and hand over the keys.
